Abstract:
THE SITE: The site is located near North Webster, Indiana (Kosciusco County) on Lake Tippecanoe. It is approximately 9.25 acres in size, has roughly 750 feet of direct lake frontage, and slopes gradually Northward. A small creek divides the property.THE PROGRAM: The site is currently owned by a local developer, so I relied heavily on his expertise to develop the program. Amenities included are: developed beach area, boat mooring dock(s), Tennis courts, swimming pool, covered parking, and community recreation areas. There are five different unit types, ranging from 1088 square feet to 1636 square feet. There are no more than 8 of any one unit type, and only a total of 36 units, which makes it a relatively lowdensity development. One stipulation by the developer was that a majority of the units are to be "flats" (with no interior stairs) Since the site is ideal for Passive Solar,that became a very important part of the program as well.THE SOLUTION: After setting goals, establishing criteria, and reviewing alternate concepts, it bacame apparent that the scheme would be very linear on the East-West axis, with vehicular access occurring on the North side. This allows for Solar penetration, views, and pedestrian activity nodes to be developed on the South. In terms of passive solar, each unit receives a 35-40% contribution to space heating from thermal storage containers.
